Leaving a rental has rules nobody explained

Moving out of a rental property in the UK involves legal notice periods, deposit return timelines, utility transfer obligations, and documented evidence requirements — most of which are never explained to tenants at the start of a tenancy.

A notice given verbally doesn't start the clock. A deposit not returned within 10 days of an agreed settlement can be disputed. A landlord who claims the property was left in worse condition than when you arrived needs you to have evidence that proves otherwise.

Most tenants leave without the right documentation and discover the gap when they're already in a dispute.

Step by step

  1. Download the pack — it contains three Word documents and a README explaining which to use when.
  2. Use the Notice to Vacate Letter as soon as you decide to leave — fill in the bracketed fields and send it to your landlord or letting agency in writing.
  3. Work through the Move-Out Checklist in the 4 weeks, 1 week, and move-out day stages — every item you tick is a potential dispute avoided.
  4. After you leave, use the Pending Items Tracker to follow your deposit return, record every communication, track final bills, and document any proposed deductions.
